Buying a brand-new Florida home can be exciting.

But one of the biggest mistakes I see buyers make is assuming the advertised base price tells them what the home will actually cost.

It doesn't always work that way.

Builders may offer incentives, financing promotions, quick-move-in opportunities, and other savings—but you have to understand how the numbers work.

If you're considering new construction in Florida, here's what you need to know.

Why Buyers Love New Construction in Florida

For someone relocating from an older housing market, Florida new construction can be extremely attractive.

Depending on the home and community, you may get:

  • Modern floor plans

  • New roofs

  • New HVAC systems

  • Current building standards

  • Energy-efficient features

  • New appliances

  • Home warranties

  • Contemporary kitchens and bathrooms

And you don't inherit someone else's renovation decisions.

Where the Potential Savings Come From

Builders need to sell homes.

That means there can be times when incentives become available.

Depending on the builder, community, home, and market conditions, those could include things like:

  • Closing-cost assistance

  • Financing incentives

  • Interest-rate promotions

  • Design-center credits

  • Reduced pricing on inventory homes

  • Homesite incentives

These programs change, so don't assume an incentive you saw online last month still exists today.

Base Price vs. Actual Price

This is critical.

A model home can be loaded with upgrades.

The beautiful kitchen, flooring, outdoor living area, lighting, bathroom finishes, and structural options you see may not be included in the advertised base price.

Before comparing builders, understand:

Base price + homesite + structural options + design selections + community costs = a much more realistic number.

Should You Use a Real Estate Agent With a Florida Builder?

I recommend having your own representation when purchasing new construction.

The sales representative in the model center works for the builder.

Your real estate agent represents you.

Ideally, your agent should be involved from the beginning—not after you've already registered with or visited the builder on your own.

Can you negotiate with Florida home builders?

Sometimes. The opportunity may come through pricing, incentives, financing, inventory homes, or other concessions rather than simply negotiating the base price.

Are model-home upgrades included?

Not necessarily. Always ask which features are standard and which are upgrades.

Are builder incentives always a good deal?

Not automatically. Compare the entire transaction, including financing terms and total ownership costs.

Do new communities have HOA or CDD fees?

Many do. Some have both, some have only an HOA, and structures vary by community.
