This Backyard Pool Will Surprise You — Florida Home With No HOA

Finding a Florida home with a pool is already high on many buyers' wish lists.

Finding one with a great backyard and no HOA can make the property even more interesting.

For buyers relocating to Florida who want more freedom over how they use their property, a non-HOA neighborhood can be worth exploring.

But before deciding that "no HOA" automatically means better, there are a few things Florida buyers should understand.

Why Florida Buyers Look for No-HOA Homes

I work with plenty of buyers who specifically want an HOA community.

They like gated entrances, maintained common areas, community standards, pools, fitness centers, pickleball, and other amenities.

But that's not everyone.

Some buyers specifically tell me:

"Melainey, I don't want an HOA."

They may want more flexibility with:

• Vehicles

• Boats

• Landscaping

• Pets

• Exterior changes

• Parking

• How they use their property

That's where established non-HOA neighborhoods can become very appealing.

A Florida Backyard Can Become Another Living Space

When you're moving from a colder climate, it's easy to underestimate how much you'll actually use your backyard in Florida.

A pool isn't necessarily something you'll use only during summer vacation.

Your backyard can become an extension of your home.

Think:

• Morning coffee outside

• Pool days

• Outdoor dinners

• Grilling

• Entertaining friends

• Relaxing after golf

• Spending time outside during the winter

That's why I tell relocation buyers to evaluate the outdoor space almost as carefully as the indoor space.

Buying a Florida Home With a Pool

Pools are incredibly popular with Florida buyers, but don't get distracted by sparkling water.

You need to understand what you're buying.

During your inspection period, you'll want to pay attention to the pool equipment, surface condition, decking, screening where applicable, and overall maintenance.

A beautiful pool can add tremendous enjoyment to a Florida home.

A neglected pool can also become an expense.

Is a No-HOA Florida Home Right for You?

Maybe.

If you want flexibility and don't care about community amenities, a non-HOA neighborhood may fit your lifestyle extremely well.

But if you want a resort pool, fitness center, pickleball, gated security, social activities, or lawn maintenance included, you may actually prefer an HOA community.

This is why I don't start a Florida home search by asking only:

"How many bedrooms do you need?"

I want to know how you want to live.

Yes. Florida has plenty of established neighborhoods without mandatory homeowners associations, although availability varies significantly by area.

Is buying without an HOA better?

Not necessarily. It provides more independence, but you also won't receive the community amenities and services an HOA may provide.

Are pools worth having in Florida?

For buyers who enjoy outdoor living, a pool can become one of the most-used features of the home.

Should I inspect the pool when buying a Florida home?

Yes. Your inspection strategy should include the pool and its major components. Discuss the appropriate inspections with your real estate agent and inspector before your inspection period expires.
